Property Members: Help for Your Boiler Toils

Members who have property coverage through the Fund have Equipment Breakdown coverage at no additional cost. This coverage is provided through our partners at The Hartford Steam Boiler (HSB). HSB and the Fund have been collaborating for years toward a common goal of providing our members with the highest standard of service regarding their equipment breakdown coverage.

HSB and the Fund understand the threat of damage and injury this equipment poses and want to ensure safety on every campus.

Why is an inspection necessary?

It is the law. Chapter 755.021 of the Texas Health and Safety Code requires most boilers that are used in commercial and public facilities to be inspected and registered with the Texas Department of Licensing and Regulation. HSB can provide a certificate of inspection and make recommendations to ensure members meet these jurisdictional requirements.

Why is it important?

Boilers are like automobiles and require routine, regular maintenance to be reliable, long lasting, and safe. However, boiler systems are often neglected and operated for years unchecked. Boilers that are not properly maintained can create hazardous situations that lead to catastrophic failures.

Boiler and pressure vessel malfunctions, such as inadequate water levels, excessive pressure buildup and leaky fuel valves can cause explosions that lead to property damage, injuries, and even fatalities.

What are your responsibilities and resources?

  • Good housekeeping: Keep the area around the boiler well ventilated, clean, and free of debris. Utilizing a boiler room as storage is a bad idea and is especially dangerous if combustible materials are involved.
  • Employee education: Ensure that maintenance staff is properly trained on boiler operations and keeps a log of routine maintenance to the system. In addition, make sure operators know when to get a professional involved.
